  • While with a national real estate appraisal and consulting firm Arthur Chow carried out a full range of appraisals, market studies, feasibility reports, assessment appeals etc. for over 5,000 residential, commercial, recreational and industrial properties. ACE is experienced in carrying out market evaluations utilizing the Direct Comparison, Income, Cost and Residual approaches to value.
  • Feasibility consisting of four principle reviews: planning feasibility, financial feasibility, political feasibility and marketing feasibility.
  • Market study includes highest and best use studies, identification of target market, competition and up-coming supply analysis, demographics and latest market trends, recommendation for unit/home sizes, layouts, suite/home mix, quality of finish and amenity analysis, price point studies and sales absorption analysis.
  • After consideration of all the market sales data, making recommendations to the building and unit designs to add value to the project and unit prices, ACE will provide an optimal pricing model to estimate the maximum price points that each unit can attain.

    Project Marketing

  • ACE is able to provide developers with feasibility and marketing studies in order to identify target markets, buyer profile, recommend unit mix, unit sizes and layouts and building amenities. Work with architect and developer to design an innovative "signature" market driven product.
  • Experienced in creating, designing and implementing a high impact and cost efficient project marketing program to achieve a high pre-sales target.
  • Selection of project name. The project name along with the theme and look should be focused towards attracting the target market to want to enjoy the lifestyle and benefits of buying into the project's location, unit mix and price levels.
  • Prepare marketing budget. Selection of media and advertising companies to create brand awareness, design marketing materials and collaterals, wall boards, print advertisements, remote radio broadcasts, radio spots, television commercials, on-site promotions, signage, pre-registration web site, e-mail blasts, full website, video, DVD and other special media promotions. Selection of interior designer.
  • Select sales team consisting of agents and staff to be exclusively assigned to each project. Selection of sales team to be tailored to the image of the project and the buyer profile.
  • Oversee sales office. Able to negotiate Purchase and Sale agreements and regularly report back to the developer to provide sales updates and recommendations to ensure the successful sell-out of the entire project.

    Investment Funding, Leasing and Disposition

  • As part of the acquisition process ACE is able to prepare detailed investment, leasing and for sale packages. Construction financing and purchase of the completed development is based on pre-leasing, developer's profit and return on investment.
  • Retail leasing includes preparing leasing studies and working along with national tenant representatives and directly with national retailers.
  • Holder of Agents 9.15 Sales Associate license with Macdonald Realty Westmar and am able act on behalf of vendors and purchasers to purchase, sell and lease real estate properties.
