Due DiligenceAt the outset of a contemplated development project, ACE can carry out preliminary due diligence to determine if the property or site is suitable for the contemplated project. Of critical interest, is whether the site is undervalued or under-performing and if redevelopment will improve the financial opportunity. Conceptually, ACE will then evaluate and assess the potential for adding value and increasing cash flow for the project. Feasibility AnalysisACE is able to prepare a detailed feasibility analysis consisting of four principal reviews: planning feasibility, financial feasibility, political feasibility and marketing feasibility. Market StudyACE is able to provide developers with a comprehensive market study in order to identify target markets, analyze the buyer profile and then carry out a building design analysis, recommend unit mix, unit sizes, floorplan layouts and efficiency, quality of finish, building features and amenities. In addition, a market study will be carried out to analyze the existing competition and their sales prices and absorption rates, impact of future upcoming supply and provide the developer with optimal pricing models and projected absorption rates. Optimal PricingACE will review the architectural plans, exterior and interior design specifications, project amenities and all other project features and price out each individual unit based on its unit size, floorplan and layout, quality of finish, floor level, presence of views etc. ACE will also provide design recommendations to make the unit plans more marketable and to achieve a higher price point. Land AssemblyIf a land assembly is required ACE can carry out a land assembly analysis to determine if there are any impediments to the assembly process and to ascertain the developer's ability to successfully achieve a financially favourable outcome. Integral to the land assembly process is identifying commitments from City staff to approve the proposed larger project and receiving commitments from the financial lenders and key anchor tenants. Therefore, significant pre-leasing and discussions with the City staff generally precedes land assembly activities. Appraisals, financing commitments and surveys are all undertaken during this stage. Engineers are hired, traffic studies are completed, site plans are developed and building designs are conceptualized. Development/ConstructionAt this stage ACE will be instrumental in obtaining the development permits, construction management is hired, tenders have been issued and contracts awarded, and site mobilization and construction commenced. Leasing, Project Marketing/Project CompletionDuring the construction phase ACE will assist in securing anchor and ancillary tenants and targeting established brand names for neighbourhood shopping centres is a key factor. Brochures, renderings and collateral materials are used to promote the project. Pre-sales for residential projects will start upon receiving the development permit and Sales Disclosure Statement. ACE to design, implement and execute a market driven and cost efficient high impact marketing and sales campaign. |
